Registering for a home with Adactus
-
Adactus Housing Association maintains a list of people who have registered for homes in some of the areas where it holds stock. When homes become empty in these areas, one-half are let directly to people on this list - the other half are let through local authority nominations.
-
You can register for a home with us in various ways. Contact us by phone, e-mail, write to us or complete the housing registration form available on our website. You will need to provide us with the name and date of birth of everyone who would be moving into the home with you. You will need to tell us where you want to live, how many bedrooms you need and whether you have a pet. You will also need to tell us why you want to move home.
The local authority areas where we register people for homes are: Trafford, Lancaster and surrounding area, Wigan borough, Sefton, Cheshire East and Cheshire West.
Once you have completed your housing registration form, we will send you a letter confirming your registration number and the details we have recorded. You must contact us if these details change.
-
We allocate people registered for a home with us into one of three groups, based upon why you want to move home:
Group Criteria Group 1 Suffering from domestic violence
Living in fear of violence
Suffering from sexual or racial harassment in current home
Suffering from harassment from your current landlord
A current tenant who is under-occupying their property (i.e. does not have need for all bedrooms)
Being decanted from their existing property
Group 2 Medical problem that will be improved by a house move
Living in an overcrowded property (i.e. adults or children over 12 sharing a bedroom, or sleeping in rooms that are not designated as bedrooms)
Family with a child living in a property above the first floor
Current home lacks basic amenities
Facilities in current home (e.g. bathroom, kitchen) are shared with another family
Living in temporary accommodation
Relationship breakdown with children involved
Group 3 All other applicants
We aim to allocate one-third of our directly let properties to each of the three groups. When a property becomes available, it is usually offered to the person in the selected group who has been registered for longest time.In instances where we do not have people registered for the kind of property that is available, we will let the property to the first suitable person who expresses an interest in the property. We advertise our available properties on the Adactus Group website (www.adactushousing.co.uk) and on RightMove (www.rightmove.co.uk).
In some locations, we operate local lettings policies. These policies place restrictions on who may move into homes in that area (e.g. by age and family size), in order to create sustainable neighbourhoods.
-
Before we complete a let, we carry out checks on people offered homes to ensure they are eligible and suitable for the home. These checks also verify the information that is collected at the registration stage. Checks can include:
- obtaining references from previous landlords
- credit checks
- medical record checks (if there is a medical reason for needing to move)
- criminal record checks.
