    We manage over 12,700 properties across the North West of England.  Maintaining these homes is a top priority for us.  We operate our own in-house repairs team and we have also recently set up a new team dedicated to making lasting improvements to our homes.


    These Planned Improvements include:

    • Upgraded Central Heating Systems
    • Roof Replacements
    • Window Replacements

    In April 2011 we introduced a new in-house planned team made up of skilled workmen and site managers who check the quality of the work.  We also employ programme co-ordinators who make sure that tenants are kept in the loop.  They are employed to listen carefully and understand the needs of tenants.


    This development means that we now have Adactus employees working directly in Adactus properties with a clear understanding of the needs and expectations of our tenants.


    We aim to keep disruption to a minimum by working together.  Having our own staff raises the quality of the overall service and increases Value for Money.


    We're committed to providing a professional, high quality, stress-free service.  With our customer's help, we can complete the works to everyone's satisfaction.

    To find out if your street is due to have any works carried out between now and the end of March 2012, view our inhouse supplement on the improvement programme 2011-2012. The list also includes how many properties on each street are affected.

    Please bear in mind that the programme does change so your property may have been included after this article went to press.

    If you are listed as having an improvement you will be contacted in advance of the works taking place so that the necessary arrangements can be made.

    Notification 

     

    Before we start the improvement work in your home, we will write to you to let you know and explain the work we will be doing.

    We will follow this up with a survey appointment letter and a further notification two weeks before we start the work.

    The day before the work is due to start, one of our representatives will visit you to make sure all the preparations are in place and make sure any last minute concerns are addressed. 


    What needs to be done before work can begin? 

     

    There are a number of things you will need to do before we start the improvement works at your home. These include:

    • Move furniture away from areas where work is being done.  We will provide you with dust sheets.
    • Pack away valuables, ornaments, pictures, mirrors, clocks and any other loose items since there will be some dust and may be some vibrations. 

     

    Your responsibilities during the work on your home 

     

    It helps us get the work done with the minimum of fuss and disruption if you:

    • Allow our workmen access to your property every day we need to work
    • Let us know as soon as possible if you cannot keep to a pre-arranged appointment
    • Let the workers know if you will be leaving your home at any time while they are there, and what time you expect to return
    • Follow advice and information notices regarding health and safety
    • Keep pets away from areas we are doing the work.
